Listing your property - 5 easy steps
- Create an account- we only need your name and email address for that.
- Log into your account with the password you chose in step one.
- You can update all your Profile info by clicking on Edit My Profile.
- Click on Add Property and fill out a descriptive form.
- The system will let you know if you missed or forgot anything.
You don't have to complete your listing in one session. Take as much time as you need or ask one of our knowledgeable and friendly staff to help you or do it for you. We're happy to help!
Uploading photos
- Pre-select and separate your photos into Property Photos and Surrounding Area Photos.
- In property photos, click Upload Picture+ and select a photo from your computer.
- The photo you selected will appear in the thumbnail collection. Photos will save automatically upon upload. To change order of photos, drag them around until they are in the right sequence.
- Repeat this process for the Surrounding Area photos. Show it all off!
- The best part is that there is absolutely no limit! Keep in mind that excessive number of photos might slow down the loading of your listing for viewers.
Setting periods
- RFTH proprietary Interactive Calendar and Reservation Management is easy to master. If you know how to click around with your mouse then you're nearly there!
- Now is the time to set Booking Periods and corresponding rates. You should brain-storm your availability and prices. You can write them down first.
- Each Booking Period has a start date and an end date. For example Christmas Holiday period might start on December 20 and end on January 3. Click on the first date of your Booking Period and then on the last date. The entire period should change color to orange. Soon after, two options will appear in a little box- Add Period and Add Booking. Unless you have already received a reservation, you will click on Add Period. Another box will appear and ask you to fill out PERIOD NAME (for example "Christmas Holidays") and to provide nightly price. Click confirm. Congratulations! You have just added your first Booking Period. It will appear in the "Periods" table just underneath the calendar. If you have only one nightly price- regardless of high or low season- then you will only need one period. If you wish to use the property yourself, leave those dates white and the will appear as "unavailable" to potential visitors.
- If you ever forget what price you set for what period- you can always look it up and even change as necessary. All your periods are listed right under the calendar and if you move your mouse cursor over a period in the "Periods" list, the corresponding dates will light up yellow on the calendar! Click Edit at the end of the Period row and you can change the information for that period.
Bookings
Bookings can be received in two ways: automatically-if you subscribe to and qualify for Live Bookings System or manually- if you receive an email or even over the phone in which case you can log into your Owner Control Panel and enter all information yourself.
- Automatic Bookings through Live Bookings are guaranteed to result in more reservations. A Guest will have the opportunity to enter the desired days, their personal information and pay the deposit immediately on this website. You will be notified that a booking was received and also, you will have the opportunity to accept or reject a booking. Generally, clients of Live Bookings are obligated to accept all bookings. You can see all bookings as soon as you log into your account in the "Overview" section of the Owner Control Panel. An email notification will also be sent to you requesting your attention. Generally you will only have 24 hours to accept the booking. After 24 hours the reservation will be cancelled automatically and you will lose the booking.
- Deposit amount must be pre-set before you can receive a Live Booking. You can do that by setting that amount in the Live Booking Status Bar. My Properties > Click on Property Photo > Select Live Booking in the Property Status and enter the desired amount. Generally we recommend $200-$500 as Damage Deposit. It is refundable upon check-out or as per your own Terms and Conditions.
- Contract options also must be pre-set before taking your first Live Booking. You can do so at the same location as the Damage Deposit- in the Live Bookings (just below the Damage Deposit box). As a courtesy, we provide a standard Vacation Rental Agreement to all our clients. You have the option of using it for your rental needs by clicking the "On" option under the Auto Contract. This way, you gain the ability to sign this contract electronically, simply by typing in your name and clicking "Sign". All your information as well as that of your Guests will be automatically pre-filled into the PDF. Signed copies will be emailed to both parties. Imagine the time, effort and money you save by using electronic contract signing! If you choose the "Off"option under Auto Contract, you will be asked to upload a PDF of the contract you would like to use for the rental for your property. Keep in mind that in such event, your contract will have to be printed by the Guests, signed and delivered back to you for signature. Then you will have to return the favor.
- You are now ready for Live Bookings: you created periods, set prices for each period, defined your Damage Deposit and even selected Contract Options for your clients. Now they can click on the calendar located on your listing and book a perfect holiday break in only minutes. As soon as the deal is done, we receive a copy of the signed agreement and release the Damage Deposit to you. Currently the Payment Processing Fee is set at 6.2% of the Total Rental Fee. The guests are responsible for delivering their Rental Fee to you- in full and on time- as per contract.
- Some members of RFTH might not be eligible for Live Bookings right from the start. Or you might choose to handle your bookings manually. In such case, you will not have to worry about the Live Booking section at all. Your guests will have the option of sending you an inquiry. You will also be able to take bookings over the phone and update your calendar and even manage your booking information from the Control Panel.
- All bookings appear under "Booking Periods"- on the same page as your interactive calendar. Roll your cursor over your Client's Name and the corresponding booking should light up yellow on the calendar. Your bookings are filtered with the next arrival at the very top of the table. You also have the option of peeking into Past Bookings which are located in the table at the bottom of that page.
Additional Marketing
- By now you probably know that RFTH provides you with top value for your advertising dollar. We work equally hard for all our clients. However if you would like to advertise a sudden opening in availability or promote a less busy period, you can do so in our SALE SECTION. Some guests might be inclined to start their search by looking for deals. This section is a paid advertisement and is comprised only of properties "on sale". You can list your property in this section for up to 2 weeks at a time. The cost is $29 per week. You can book this feature straight from your Control Panel by clicking on Payments. Your listing will be reproduced in this section within 24 hours of submitting a payment.
- Front page can definitely be irresistible and you can feature your place for 5 days for only $99. Only 3 properties will be featured on the Front Page at any given time. Due to high demand, you might be placed on waiting list and we will inform you when your property would be featured. This option can also be accessed from Owner's Control Panel.
